There are a number of things that you can do to make the process of building your own home more affordable. Carry on reading to discover what these things are.

Consider subdividing your plot into multiple land divisions and selling off a portion of it

If you're concerned about the costs of creating your own home, then you might want to consider subdividing your plot and selling off one of the land divisions. If you do this and you succeed in finding a buyer for the subdivision that you put up for sale, the profits generated by this transaction could offset a lot of the costs that you will later incur when building your home.

This is a good option if you have a generously-sized plot, as this abundance of space will ensure that you won't end up living too close to whoever buys and builds a structure on the subdivision.

If you decide to take this approach, it's important to proceed with caution. For example, you should not simply accept an offer from anyone but should instead be very selective about which offers you take into consideration.

The reason for this is that if you sell the subdivision to a developer who wants to construct a commercial building that will feature multiple offices or a large supermarket, this might mean that you end up having to put up with a lot of traffic and noise near your home.

Conversely, if you only consider offers from those who want to build residential structures, it is less likely that this neighbouring building will be a huge source of noise and irritation.

Manage the building project yourself

Another way to make this process more affordable is to manage the project yourself, rather than hiring someone to do this for you.

It is important to note, however, that this role involves a great deal of work, including scheduling subcontractors, closely monitoring the progress of the construction work, ordering building supplies, managing the budget for the project and many other tasks. As such, you should only do this if you have exceptionally good organisational skills and are adept at managing your time and sticking to deadlines.

If you don't have these skills and you take on this role, you may end up making mistakes (such as double-booking subcontractors or ordering the wrong building materials) that could actually make your project more expensive rather than cheaper.
