Land is a tangible asset that doesn't wear out or depreciate in value and that requires very little maintenance. However, this doesn't mean that you should neglect it such that you're not sure where the boundaries of your land begin and end. This is where the services of a land surveyor come in handy.

Here are some of the instances when a land survey is recommended:

Land Subdivision

If you have land that you want to subdivide, you need to contact your local land surveyor. This will help you find out whether your land is subdividable according to the local laws. After further consultation, you and the land surveyor will pick a layout that maximises the number of lots without conflicting with the traffic flow, council restrictions, topography, etc.  

Once you've agreed on everything, the surveyor will prepare the submission, make an application to the council and wait for approval.

Boundary Dispute

Boundaries are easily misunderstood, which can lead to you or your neighbours encroaching on each other's property. This typically happens when either you or your neighbours are constructing a wall or new fence.

To prevent encroachment or boundary disputes with your neighbours, you need to hire a land surveyor. The surveyor will use highly specialised technology to draw a clearly marked boundary line that matches the information available at the Land Titles Office.

It's your land, and you have a right to dispute if your neighbour is encroaching on your land. However, before you contact your lawyer, hire a land surveyor to assess your property, conduct a full site survey and map your boundary. Once the surveyor has verified that your neighbour is encroaching on your property, they can recommend ways to amend the issues.

Buying Land

What you see is not always what you get, which is why you should conduct a land survey before buying property. A surveyor will evaluate your prospective property and give you more details on the topography, natural obstacles, slopes, location of buildings or structures. This will help you understand whether the property is suitable for the kind of use you want.

The survey will also uncover any issues with the land that might become problematic in the future. Issues such as land encroachment can result in boundary disputes with your neighbours. Start your relationship with your neighbours the proper way by identifying where your boundary ends and where their boundary begins. It's cheaper to hire a land surveyor than to defend an encroachment claim.
